IPCCA Presidents Report

Welcome Spring, and soon to be Summer, stay cool all!

After considerable deliberation and the understanding that the homeowners elected the board to make sound decisions in the best interest of all homeowners, Terry Manery was appointed at the
last regular session board meeting as Treasurer of the IPCCA board. She will help the board manage a multi-million-dollar annual budget.

Terry’s strong financial background as a licensed CPA and with her 7 years’ experience as Treasurer of another self-managed HOA, she brings the experience necessary to fill this important board
position. Her background includes 35+ years’ experience as VP and CFO of finance for both public and private companies. Her responsibilities included all areas of financial reporting, budgeting,

future financial forecasting, tax reporting and risk management including insurance, hedging and IT management. As a board, we feel this appointment was the best to fill this open position. Welcome Terry to the board and we look forward to working with you.

Work continues at the Lifestyle Center pool, and we anticipate this to be complete and the pool area open by June 10, 2024. I am sure with the warmer weather now everyone will enjoy this newly
refreshed pool area and pool water. The satellite pools have been busy with the closure of the big pool, and we appreciate everyone’s patience as we finish up this project.

Homeowners will notice that the board has upgraded some of the lighting on the courts at the LSC and this will allow homeowners to enjoy the cooler evening temperatures to play pickleball and tennis. We continue to upgrade this lighting. The board also approved putting in new gates at the pickleball courts. This is a much-needed safety feature to prevent tripping for wayward shots. We appreciate the efforts by homeowners that built something temporary in the past. This work will start next week and take place from Monday to Thursday. Drop down shades were installed at the Bocce court pergolas to cover faces from the sun while playing.
At our executive level meeting this board is having meetings with all its current contractors and is discussing any areas of concern or improvement we would like to see happen. In awarding these
contracts, this board has more of an understanding of how the work is carried out day to day within our community.

The Greens HOA has asked that our board inform IPCCA homeowners that there is no visitor or owner parking allowed by the greens pool in their parking lot. If found there, you will be ticketed
and towed at the vehicle owner’s expense. Their pool and parking lot are located on Wayne Street at the north end close to Burnett.

Bev Gilmartin, the chair of our Architectural and Landscape committee gave a report at the last board meeting and wanted to mention that any painting of houses or any other exterior property improvements without proper approval is not allowed. Please check our IPCCA website or app for all the Architectural rules and regulations. The application is also available there. I would like to
thank Bev and her committee for all the great work they do. Bev is an integral part of our volunteer base and does a wonderful job of chairing this committee and she has advised the board she would like to continue this job. We hope she remains for many years to come.

I am pleased to report that your IPCCA board has had a great attendance at all the IPAC and IPMA meetings in the last several months. The IPAC meetings are made up of board members from all the HOA’s within Indian Palms. These meetings allow us to coordinate together, share ideas, concerns that impact all homeowners within Indian Palms. As for IPMA, we know the golf course talk is a big concern, you should attend those meetings for more information on that subject.

We as a board use a combination of Zoom and in person board meetings throughout the year to connect with our homeowners. We have an open house in the winter months where you have an opportunity to meet and greet both the board and our management company, Personal Property Management (PPM). Board members are passionate about their community and many hours of volunteer work and sometimes long days of solely HOA business is done by this board.

I want to thank the great team we have for 2024-25 and for the commitment to their role as a board member. I am honored to be reelected as your President of IPCCA and appreciate the
communication I have with each of you whether face to face, by email, text, or phone call. As you are all aware I have chosen personally to not disseminate HOA business through any social media pages but will post events and notices there from time to time. If you have not added the IPCCA app to your cellphone, please do so. It has an orange background with a green palm tree. All notices, minutes and reports are available there.
The day-to-day operation of our HOA is carried out by our management team at PPM. Shelly Ruegsegger is our Senior Manager and Nicholas Evans is Co-Manager as well as many other
available support staff to assist you with any issues you encounter within IPCCA. We appreciate that Shelly visits the community regularly and rides in the golf cart with either me or another board member and checks all areas of concern. If you see something that isn’t working or needs attention the best way to gather a solution is by reporting it to PPM. You can report work order items to
[email protected]. Each homeowner should take responsibility to report items you see.

I am proud to say that we have a wonderful community of neighbors and friends. Our next regular board meeting will be via Zoom on June 18th, 2024, at 5 pm. Please attend if you can.
